The redevelopment of the former Lakeville State Hospital, into a Class A warehouse, is revitalizing a property that has been abandoned and in disrepair for nearly 30 years. VHB has been working to secure the green light to tear down seven abandoned buildings on the campus and replace them with a 402,500-square-foot warehouse building for lease to future tenants. VHB led the due diligence to determine the maximum redevelopment potential for the site—assessing the contamination, traffic, wetlands, and various zoning requirements. The property has numerous design and permitting challenges, including varying topography, lack of sewer infrastructure, wetlands, site contamination, and frontage along a Massachusetts Department of Transportation (MassDOT) jurisdictional highway. VHB’s integrated services team led the entitlements process, addressing town, state agency, community, and abutter concerns. The team developed a site plan that addresses site access and circulation, and parking and we’re designing the utility infrastructure and stormwater management systems required to support this new facility. The repurposing of the hospital provides a healthier and safer environment for the community, additional tax revenue and new jobs. The project received local approval from the Planning Board on April 1, 2021 and completed MEPA review on June 1, 2021.
